I've listened to many hypnosis files and I like these ones a lot. I haven't seen any of Paul's stuff on here before, so I thought I would share with you guys. Paul has a very friendly voice that makes you trust him whether you want it or not. The astral file nearly worked for me after one listening only. Paul cleverly combines hypnosis with subliminals in way I haven't experienced before. He's quite unobtrusive in his style and lets you have enough room for your own individuality. Of the many files I've listened to over the years I've liked Paul Santisi the most.

Business Principle #1: Differentiation

The days of being one of the million plus average agents in the country with an average of five home sales per year are long gone. This year at our conference we released the ultimate in differentiation for real estate agents. You see, one of the things that Mike and I have been able to leverage is our "celebrity expert" status in our markets. When we, or anyone on our team, talks with a buyer or seller we are positioned as an expert advisor. We do that with our pre-marketing materials and presentations.

The biggest challenge if your business in 2012 is convincing buyers and sellers that you are an expert and they should price where you say to price or make a great offer because the house is a great buy instead of making a ridiculous offer or worse, not making an offer at all.

This year Mike and I worked endless hours preparing for the launch of The National Association of Expert Advisors. The benefit of this association, previously only shared with members at our conference, is that we can leverage the association for all of to benefit. For example, if we create a proven system to sell your home for up to 18% more money than the methods of traditional real estate agents, we can create these materials once and you can literally swipe and deploy them as a member.

Business Principle #2: Executing Strategically

One thing that Jay Abraham taught us is "If you change your strategy, you change your result"

So there are four key questions you should answer before you set your priorities.

1. What will be the easiest to implement?
2. What will be the lowest cost to implement?
3. What will be the highest return on investment?
4. When will you receive the revenue from this new system or effort?

When you sit down and do your strategic plan for 2012 you have to run all your potential priorities through these questions……it's the shortcut to success.

Business Principle #3: Conversion, Conversion, Conversion

It's no secret. The cost to generate a lead is going up and the percentage of those leads that convert into sales are going down. In fact, a recent study showed that 3.5% conversion from leads to sales is about the best you can expect. Well that just won't cut it!

Today your buyers are not getting qualified, the ones that are getting qualified are scared to buy, and the ones that do buy want to make ridiculous offers on every house before they finally get a home bought.

Am I right?

So the key to converting more of your buyers is educating them on the front end. (along with differentiation) We brought in one of the countries top experts, Brent Gove, who shared multiple strategies on how to convert more of these buyers along with some great systems you can put in place to generate "ready to act" buyers that will value your expertise and not waste your time.

The same goes for woking with sellers. Let me guess. When you meet with a seller they think their home is worth more than it is, they price it to high, and then blame you when it doesn't sell.

The secret with sellers is all in the process. You have to get critical information about their wants and needs up front, instantly connect with them and become their best friend, position yourself as an expert advisor with the use of market data, and they match your presentation to what their goals are with moving.

This topic was a huge focus at the Exponential Growth Summit this year. In fact, we had, real estate expert Steve Harney, Brent Gove, and your truly breaking down conversion with buyers and sellers in three training sessions. If you haven't mastered the art of conversion then you need to watch these sessions and apply the lessons and systems into your business immediately.



Business Principle #4: Shifting from Transactional to Relationship

This has been the saving grace for our business over the last few years. The new business now costs more to acquire. Sure we have perfected some marketing to generate more new business, but the low hanging fruit is the people who already know like and trust you. Right?

We have been developing a software to manage the lifetime value of our business and what we discovered was that the cost to generate a referral or repeat client is significantly lower than the cost to acquire a new client. You have to have systems in place to consistently communicate with your past clients in a way that adds value both personally and professionally.

You then have to track which clients are sending you referrals and reward them with items of personal value. So that means just because YOU are a Texas Longhorn fan that doesn't mean that everyone in your database will appreciate their schedule being sent to them.

Composition: You learn how the artist constructs a work's overall composition in painting, graphic art, and sculpture. You discover compositional features such as symmetry/asymmetry, balance, and the visual framing of images, as keys to an artwork's comprehensive impact.
Signs and symbols: You learn how to recognize symbolism and signifiers in religious paintings, "vanitas" still lifes, canvases of royalty, and seminal works by Gauguin and Dali.

Rich and Varied Genres of Art

Traveling deeply into the artist's world, you investigate the major genres of drawing, printmaking, sculpture, and painting. You apply your technical knowledge to major works in each genre, exploring the various purposes and types of drawings, the vast spectrum of sculpture and three-dimensional art, and the important traditions within painting and printmaking, with particular attention to how works of art are made.

Here, Professor Hirsh takes you out of the classroom and into the studio, in a series of hands-on demonstrations you rarely find in an academic art course. In the lectures on painting, for example, you study the techniques of fresco and panel painting, and you see oil painting demonstrated, including the mixing of colors, the application of opaque oils and translucent glazes, and the texturing techniques of impasto and scumbling used so memorably by Rembrandt, Van Gogh, and the Expressionists.

In the complex genre of printmaking, you watch a contemporary artist create original prints, showing you the methods of woodcut, copper plate engraving, etching, lithograph, and silkscreen prints. Your understanding of the techniques of printmaking helps you identify the type of print you're looking at—often tricky even for experienced eyes—and gives you an appreciation of the craft underlying master prints by Dürer, Doré, Whistler, Degas, and others.

To deepen your insight into subject matter in art, additional lectures are devoted to the importance of landscapes, portraits, and self-portraits.

Great Eras, Visionary Movements

In the course's final section, you use your newfound skills to explore the major eras and movements in Western art, from the Renaissance to the present. In this unfolding progression, you encounter the stunning diversity of artworks from the early Renaissance to the Baroque and Rococo, from 19th-century Romanticism to Impressionism, from 20th-century Expressionism to Cubism, Surrealism, and Modernism, and finally to Postmodernism and the art of our own times.

This is the hard-core grammar and reading class you never got. Presented by Carole Greene, the technical name of this course is EWRT 100B-Preparatory Reading and Writing Skills. This is from DeAnza Community College in Cupertino,California. This program has a 2002 copyright date. In part 10 she refers to the next session, but this is all I have been able to find. I even called the College looking for the rest of the lectures and if they ever show up, they’ll be posted here. No one is sure how many lectures there are after number 10. I have also included her Contract web page for both 100A course and 100B course.


You will find a 19 part version of this floating out on the web. That consists of these 10 parts captioned, and the same nine parts uncaptioned. I chose to post the captioned version here as some of the audio is messed up and this is the more complete set. The Magic Shrink Ray(tm) knocked off about 55% of the file size. Another great catch from biztguy. These are the fundamentals and it is a shame that these are not more rigorously taught. 75 years ago, you knew this by the 8th grade. Today we have college students that have no idea what this is all about.

Both copywriting and hypnotherapy rely on the use of communication to capture and guide someone’s attention to the end of helping them make desirable changes. Copywriting focuses on leading someone to the purchase of a product or service to USE to make a change (solve a problem, feel better, etc.), while hypnotherapy focuses on the making of the change itself. The end result though in both cases is a change … which should be the goal for both copywriters and hypnotherapists.

If we agree that the communication tasks of copywriters and hypnotherapists are quite similar at their core, then an interesting question arises: can you imagine a hypnotherapist who only had a 1-3% success rate with hypnotherapy clients? Would that be acceptable?

My guess is that the only reason marketers and copywriters are willing to settle for such low conversion rates is because the sheer volume of prospects in a mass marketing campaign results in profits that make even low rates acceptable. So while from a business perspective it may make sense, from a mastery of communication level it’s ridiculous!

Then consider the fact that most small businesses don’t target huge numbers of qualified prospects with their marketing. For them, even a 50% conversion rate should be as unacceptable as it would be for a skilled hypnotherapist!
