Hey all real estater-ers , i would like to sell my property in EU Country(i am from EU in a country where English is not 1st language).
What would you suggest me,can someone give me tips.
It has 400m^2 ,8 meters from sea,Big unfinished building with 2 floors ,each floor planned 4 apartments and on top is still place for another floor, and one small Studio House near the big building which is functional and with furniture.It has electricity and water(fueld by a water tank).
I already gave the listing to the agencies in my town to sell it,but hey i learned unless you take it in your hands it wont happen(its been a year and not a single lead from them just wasting time).
My current ideas are:
1.Youtube video and ranking it on page 1 for the terms
2.Sales Funnel - but not sure what to offer in the funnel.Current idea is some type of investment opportunities in my country as a Squeeze Page and then the property sales page with no OTO's/Upsells haha,also would get the email lead for future ?
3.Adding listing to the online sites that list properties globaly is also a consideration(tho don't know any of them yet).
4.Newspaper ads in different countries / Online listings in countries that dont speak english or dont have english listing sites
5.Paid Traffic Sources (not sure which one would be the best - Display Advertising? Media Buys?FB ?
6.Target USA older people 50+ ,Russia,Germany,France,Canada,UK the countries that are known to buy online the most.
7.Buy Real Estate Leads ? This sounds expensive :D
To be honest,im not planning to spend a LOT of money on advertising,but on other hand dont think it would be expensive for my terms since so few are doing it in my country.

Put 50 signs(at least) up in the neighborhood.
Most likely your buyer is going to come
from that area.
Offer a reward to any
neighbor that recommends someone.
Want to sell it in a week? Offer to Owner
Finance the property. This can still be done
even if you have a mortgage. In the states
it is known as a Lease Option/Lease Purchase
or a Wrap A Around Mortgage.
In my Lease Purchase marketing if a deal can't be
worked out between the seller and I then i fallback
on consulting with the seller. Only about a 20% convert
but it works for me.

I agree with Cash4Notes. Flooding your neighborhood with signs is almost always the best method. We call them Bandit Signs in the US. Incentives for agents sometimes work here as well. For example, $1,000 bonus commission to the agent who finds a buyer. Finally, for a quick sale if you're doing it yourself, you can hold an 5 or 7 day auction. Which is to sale of your house to the highest bidder at an auction. You can have a reserve price to protect yourself. The drawback of this method is that it requires a lot of upfront marketing and promotion which could cost some money. The benefit is a quick sale and in a hot market, usually above market prices. In a slow market, you can get fair market prices if you advertise and get enough people there. Good luck.

Every time I click on most of the Mega links it taks me to my own Mega account and all I see is my files that are already uploaded. Is it just me????

Dude, this is a common problem.
Here's the solution:
1. Highlight and COPY the exact MEGA link.
2. Open a new browser tab and PASTE it in there, then go to that link.
You'll be fine.
The problem is that when you simply click on the link directly, this awesome forum has protection built in to hide the source of the referring link (here).
So follow my instructions and if the file is still there, you'll be fine. :)
