I just tested out this theme and works for me. Did you enter in a license email? I put in a dummy email and it validated. Now it is pulling whatever site I select with all the content perfectly.

Yes, this works for me as well - just slap any ol' email in there to activate.

I counted like 83 niches built in, is that what everyone is getting?
does it contain the monthly oto?
