To "properly" sync it make the video and then make the voiceover while watching the video and it's perfectly synced.

If a customer gave you the audio file you can use this method.
Work on your slides taking note of duration, at the same time open the audio file with an audio editor (you can find excellent open source or free tools like Audacity). When the duration of the slide is greater you can add a silence interval into your audio file.
At the end export the audio file and import it into VMFX or explaindio.
