The videos are to get you to purchase the training. The best sales guide pdf and and request for email list txt file appear to be just a snippet of the course.

Real estate tax liens can be an awesome investment. Typically there are two ways to get involved.

(1) Purchase the tax liens. Each state is different in how this operates with a varying rate of return for the different states. For example, in Florida you start bidding down on tax liens beginning at 18% APR. In Texas, it can be 25% each 6 months. Nebraska is 12% per year. Iowa used to be 24%.

(2) After someone purchases the tax lien if the tax lien is not paid off after a certain period of time the real estate underlying the tax lien will be auctioned off. Naturally you need to do you due diligence to determine value of property, if that state wipes out other liens and mortgages, usages of the property, etc. Each state is different on how this works. I can remember one property we bid on that seemed a steal until we researched and found out that the vacant property was restricted to being a retention pond. Research and due diligence are key to success.

(3) There is a third way to invest. Many institutional investor will purchase mass quantities of tax liens and then hold them for certain time periods. At some point that investor may group a large number of remaining tax liens and then offer them at a substantial discount from what they purchased them for. You have to be willing to hold on to these tax liens and perhaps even make efforts to have the properties auctioned off. This is not for the small time investor.

For either of these methods you will need money. The return can be great but consider that your funds may be tied up for a substantial time period.

There are companies out there that will guide you through the process. Check them out. Be sure that they receive a percentage of the profit and that you send the funds directly to the government entity.

Unfortunately these downloads do not provide enough information to get you started with tax liens.
