So what, you need his website to do this? Interested to see this. Real estate is my first love following my family I think. Used to make big money in it till the 2008 crash when I lost everything. I've been looking through this, according to the first module video, you don't actually need the website, "Just a Computer, Internet, and a Phone".

Finding wholesalers with inventory isn't that hard. Has anyone found a good source of cash buyers, without paying for direct mail, bandit signs, or tax records?

No, you don't need a website to complete a deal. Take a screenshots of the properties. Copy the details of the property. Submit this information to your cash buyers. That's
all!

OP: I've repped you twice for your share here.
Like you, I was kicking butt big-time in real estate until the crash in 08.
It really rocked my world, and put me in a weird place for a while.
But if it wasn't for that, I wouldn't have gotten so deep into IM!

And now, I'm back in the game again...buying and selling houses...and having fun using the "new" techniques I know about!

As for this course, I think it's a pretty decent technique for anyone to get started in real estate investing. I mean, this is really simple!

Here are the 5 steps of this system:
1. Build a buyers list in an area
2. Approach investors that have inventory
3. Contract the properties
4. Sell them
5. Make your money

As always, the devil is in the details. But if you don't complicate things too much, you should be ok.
And yeah, you definitely do NOT need a website! Not to get you started, at least.
To anyone considering this: I'd recommend you get stared. All you need is a phone, your computer, and some skills (that can be learned).

Keep yourself organized. You can either just write stuff down in a spiral-bound notebook.
Or use Google Docs. FFS, don't complicate it! Just keep things simple!

Oh, and this technique is also known by other names, like co-wholesaling.

I have and continue to use this strategy. By the way, this is nothing new. It is an old strategy that continues to work till this day. Some details are left out by the author of this course. For example, you need to know how to find the true market value of a home. This will let you know if your prospective partner (wholesaler with the property under contract) is overpricing the property. An investor will not buy an overpriced property!

You also need to find the hot spots. Hot spots are areas where there is heavy sales activity. Use this strategy as a springboard into this industry. You need to find your own wholesale deals after doing a few co-wholesale deals. You will make more money!

I just wanted to add another point. Success in real estate investing is based upon building relationships. You need to find out what your buyers want. You can find wholesalers with inventory, but this does not mean that your buyers will be interested in any homes on their inventory list. Build relationships and you will build your bank account.
