It's real. You basically find a motivated seller. You make an offer on the seller's home with a lease-option contract. Then you assign the contract to a qualified tenant buyer and not an investor like on a regular wholesale deal. And you get the assignment fee. You never own the property as you are leasing it for a year or two. Nothing is hidden from the seller. So you are a middleman controlling a property.
