The nulled version is 20.8 and the pre-built website I need (Fantasy) is on 20.9.3. Is there no way to get the new pre-built website after updating?

Also, do I just update by downloading the latest version offered on this thread and replacing the Betheme folder on the server?

no that is no other way, you need to find nulled version of it, but most of nulled versions from outside BBHF are Mixed with malicious codes, so be safe before using it.
