Please help me, what would you do in this situation?

A few years ago someone did a site for me, it had been working fine and I didn’t do
a lot of updates.

I was number one in my 3 main keywords for my location, but a few months ago my
competition step up, optimized a new site with keyword on domain name and
started an adwords campaing.

I decided to do research and found my site has no page rank and couldn’t find any
information on MOZ, says it hasn’t been discovered. It has very poor keyword content
and bad internal linking..anyway it really has to be optimized. However still
ranks number 1 on google search for main keyword, and number 2 on others.

I will have to do a completely new site since I never controlled my hosting and
now I don’t want the designer to do it, so I want to start from scratch. The situation
here is I don’t want to lose the rank I have for my domain.

So…I own the businessname.com site that so far has been my main
site…but I also own a citykeyword.com that is as old as main domain and that
seems will have more success on adwords after the research I’ve done…so I really
was considering making citykeyword.com my new main domain with the new site and
do a redirect from my businessname.com domain once the new site is done.

- What do I have to consider in redirecting my businessname.com to
not lose my google rank? Since I am doing the site from scratch should I do
same url page name? Is there anything I should consider while building new site
to make sure I can recover as much juice from businessname.com site??

- Is it a good call to start new site on citykeyword.com since I
really think it would help adwords and I would like to start site and index it
on google before I actually redirect buisinessname.com….or you think I should
just try to do it from businessname.com, will this assure I keep my ranking? What
is a better option?

- If for some reason this doesn’t work and my rank doesn’t go up
or back to number 2 on organic search…can I just put my old site back to my
businessdomain.com and will it recover completely? I cant find any information
about this..what happens if I try to redirect, it doesn’t work so I put back,
domain, site and hosting to one that was working. Will rank recover back for
sure or is there any chances of losing it even if everything is the same?

I hope Im explaining myself and someone can help me understand
what is the best way to do this.

I just want to make sure I don’t loose the rank that my old site
has, even if it is really bad optimized for some reason is still at the top of
searches. I am hoping with optimization the new site ranks even better but I don’t
want to play any chances.

Thank you so much for your time!
