I am currently in school for business and marketing management. Next month I am receiving my student loan refund and will have right around $800-$1000 or so to invest. Here is what I am looking for:

Site MUST be established and ranking. I do not have the time or funds necessary to spend the next several months ranking my page and hoping for a return.

I need the site to be generating around $300 bare minimum a month. I've looked at several listings on Flippa and its not uncommon to find sites going for $1,500 and making a monthly revenue of $500+ a month.

Site needs to be relatively easy to maintain. I'm no computer dummy, but I'm also not a programmer either.

As far as the niche, I'm pretty open. I don't care if its an adult site, a kid site, whatever, money is money.

I will need to see the income from the last year. Not saying that I'm not going to be interested in your site if its only been around 6 months. This part here will deter all you who think I'm just some stupid punk going to hand you my cash, I will not except your "screenshots, or any bs video", we will do a Skype call, you will activate the screen share option and log in to your accounts, if this is not acceptable then I need the account info to check it myself. This is going to be done properly and professionally, neither of us are getting screwed here.

I'm also open to any joint venture options any of you may have, but it must be a really sound and secure business idea or preferably a current business that is earning an income, just needs a little boost.

Well, I sympathize with your illusions my friend, most of Flippa sites are simply fakes, the traffic, the records, the whole lot. You said you are in business school, I would assume they taught you how to assess the value of a company, which in this case no different than a website, So comes the question, does it make sense to sell a $500/month website for 1,500? Certainly not, because its in-genuine. A $1000 is a good start-up investment for an amateur, what I would insist you do is not waste your time and money above-all with most people and rather look for your own line of business to start as you will be easily deplete your money with others as they don't care as much when it's not their own money. Keep in mind there are hundreds of ideas out there that require you under $50 investment to start which can easily net you $1000-$2000 a month, all it takes is a bit of thinking outside the box that these "Internet Marketeers" put you in. Don't risk your money when you don't actually know what your doing, think about small investments, for which the risk is low and where you get the chance to try more than one and still hardly eat through your money, and once you find the right money maker, then your money would come into play to enlarge that idea and be able to get the most out of it. Remember if you want to become an investor then think like one, consider having a small but rather diverse portfolio to reduce your combined risk.

They do teach us that, and I understand what your saying. Thank you for being blunt. I understand a lot of sites are fake, and that's what I was insisting on live proof. The problem I seem to be running into with building my own website is just that, building it. I'm no good at developing sites. Artistic this kid is not. I also struggle a little with keyword research...I don't know why, I think its more along the lines that I've read and watched soo many techniques that I'm not quite sure which one works. They don't teach us that shit in school, least not the one I'm currently attending. I know your probably busy, but I'd love to pick your brain some when you have time...

Well be my guest buddy pm me when you want. Maybe you should deviate from keyword research (assuming your talking about SEO here) and start looking into PPC instead, as SEO is a long term unstable thing but PPC is more like to bring immediate results for little money if done properly. So maybe you should spend more time thinking about the business idea itself rather than how to do SEO ofr a website. Jusr PM me when you want and I am happy to offer my services for free.

It's true if u want to see quick results than ppc is the answer... but ppc does cost money and it takes a hell lot of time to master it....
Well it wouldn't cost you as much if you know what your doing by finding a medium-crowded market, either way it has a faster learning curve than SEO for sure. Besides you don't really have to be on the top of the page to make money, AND BingAds is a good idea to consider as it has a waaaay cheaper CPC and more naive impulse buyers! As my previous research showed that people who use bing and yahoo search engine had a more impulse actions when it comes to buying something not as fussy as google users perhaps because they are not as tech-savvy.
