I'm a real estate expert and I've quickly reviewed this .pdf.
There's good information here.
Not taking title to properties and flipping/assigning the contract
can be done by anyone, as long as you can sell yourself and
your ability to close the deal.

Things he does not cover in detail:
1) develop relationships with title companies/ real estate attorneys
2) No seller's disclosure. Most states require a seller's disclosure when it's listed by a broker,
BUT FSBOs don't need to have one. You should find one and have the seller fill it out
so you don't get caught when you miss items in an inspection(he provides good inspection checklists).
Sometime things like old fire/water damage are covered up and you'll never see it until it's too late.

Top 3 tools to have for inspections:
1- MOISTURE METER(if you don't use this, you did NOT properly inspect the home)
2- Electrical connection tester
3- Flashlight
