Step 1: Extract ISO from .7z compression (7zip)
Step 2: Install on physical or Virtual Machine
Step 3: Options are Server 2012 R2 Datacenter or Standard
Step 4: Let the machine run on first start to install applications and patch some registry entries
Step 5: The machine will restart then enjoy.

Note* You may have to clear the post install prompt out afterwards.
