i am an seo expert and would NEVER partner with anyone who has websites that need seo because i can create the same websites in an hour and seo them myself and keep all the profits.

this is the problem you are going to run in to when advertising a jv like this. you wont get ANY takers.

if you know seo, then you know it's in very high demand and you are better off doing it yourself. if your time is limited, then you need to choose what is going to be more profitable to ya and choose either or.
