Yup the best thing is to create a PBN. And yeah these teactics don't work anymore. This is not a trick just a template. Should I post an advance tiered link building tutorial here.

PBN is expensive solution for guys that are already very familiar with their work (a.k.a backlink building experts). It is not for your average JOE with $5 dollars in his/her pocket.
Chunk&Burn based on CPAElite works very well for them, it means you build backlinks to your money website DIRECTLY!
Nowadays (5-6 months) all guys are mad about that PBN, even it exist from years (as a method). First I was told about it before ~2-3 years.
